Information

General Information

Parking

  • Parking spots are now reserved for owners and/or tenants with a primary and secondary permit.
  • The primary permit is RED and contains a number that matches your parking space.
  • The secondary permit is GREEN.  This allows you to park in any of the UNMARKED spaces throughout the property.
  • Visitor spaces:  Visitor spaces are 24-hour spaces.  Anyone remaining there over 24 hours will be towed at the vehicle owner’s expense.
  • Handicap spaces:  You must have a permit visible in order to park in these spaces.  If a permit is not visible, you will be towed.
  • All residents must have their parking permit hanging from their rearview mirror and visible while parked in the lot.
  • Your primary permit number must match the parking space in which you are parked.
  • In order to park in an unmarked space, you must have the appropriate permit hanging in the rearview mirror.
  • Information about replacement cost for a parking permit is available at DellaValle Management, Inc.
  • Metro Towing Company will be visiting the parking lot at random to ensure vehicles are parked appropriately with necessary permits, along with canvassing the visitor and handicap spaces as well.  Enforcement of this goes into effect JANUARY 5, 2015.
  • Please stop by DellaValle Management, Inc. corporate office at 3151 Beaumont Centre Circle, B100, Monday through Friday between 8:00am and 4:00pm to obtain your parking permit.  Please take into consideration limited holiday days.
  • Vehicles are never permitted to park along yellow-painted curbs or areas that indicate “no parking”.
  • If you have questions about parking, you may call DellaValle Management, Inc. if the answer is not listed on this website.
  • If there is a vehicle wrongly parked, please call Metro Towing at 859-255-4395.  Please be able to identify the slot number, tag number if available, and vehicle description.

COA Dues

  • COA dues are used for the needs, maintenance, and improvements of the property.
  • As of January 1, 2023, the monthly dues are $250, and are due by the 5th of each month.
  • Should COA dues not be paid by the 5th of the month, all sums not paid on or before 10 days after the due date shall bear annual interest at then existing legal rate of interest for judgements in the Commonwealth of Kentucky from the date when due until paid.  All payments upon account will first be applied against interest owed and then against the most recent past due balance per Regency Point Master Deed section 4, 9.2.
  • Sign-up for electronic payments with DMI, or make checks payable to “Regency Point Condominium Association, Inc.”.

Community Pool

  • The Pool is open from Memorial Day to Labor Day each year.
  • Pool bathroom keycodes may be obtained by contacting DMI.
  • You, your tenants, and your guests are expected to comply with the Pool Rules.  Failure to do so may result in suspension or limited use of the pool facilities.
  • All owners and guests are required to wear wristbands while at the pool.  The color varies from year to year.

Garbage and Recycle Area

  • Garbage pick-up occurs on Mondays, Thursdays, and Saturdays.
  • All items must be placed in either the dumpsters or the recycling bins next to the dumpsters.  All Bulky items, i.e., furniture, mattresses, televisions, grills, etc., need to be hauled off our premises to a dump site.  If you are caught disposing of any large items, you will be charged the fees incurred for the pickup and removal of the item(s).

  • Each time items are left on the ground by the dumpsters, the trash collectors will not pick up these items.  The Association must pay additional fees to have the items hauled off.  Please be respectful of this policy as we work to keep fees at a minimum.
  • Recycling pick-up occurs on Mondays.  You can pick up a small recycling bin to keep at your unit by contacting DMI.
  • Per the Lexington-Fayette Urban County Government, Division of Waste Management, boxes that will not fit in the Rosie recycling cart MUST be: Empty of trash and packaging material, flattened and no larger than 4-feet by 4-feet, and nested in larger boxes or bundled and tied with twine.

Animals

  • Your pets are your responsibility.  Please be courteous of others and use the free dog waste bags provided throughout the neighborhood to dispose of the droppings appropriately.
  • Fayette County requires your dog to be on a leash when outside your fenced area.
  • Let’s all work together to keep our four-legged friends safe and happy.
  • If you notice stray animals, please contact DMI.  Help control any stray animals and pests by keeping patio areas free of trash and debris.

Insurance

  • COA dues cover the exterior insurance; however, it is your responsibility to have the appropriate coverage for your condominium.  You are advised to consult with your insurance agent in order to obtain adequate coverage, at your own expense, for personal property, personal liability and other risks, and all of your unit’s interior amenities.  If you have questions about insurance, please contact DMI and your insurance provider.

Maintenance

  • The Association is dedicated to maintaining the common elements of the property; however, you are responsible for maintaining elements that are not considered common elements.  These elements include: interior surfaces of the walls; ceilings; floors; windows, window frames, and window screens; doors and door screens; utilities exclusively servicing your unit; and all appliances and amenities in your unit. You are responsible for maintaining a clean patio area.
  • If you have a maintenance concern, please contact DMI, leaving them your concern, name, unit number, and phone number.  They will determine if the concern is your responsibility or the responsibility of the Association, and help fix the issue in a timely manner.
  • Should your unit have a locked fence, please unlock the gate so that the mowing company can properly maintain that common area.

Safety

  • We are fortunate to have a safe, gated community.  If you notice the gate not working properly, please contact DMI.  You may purchase an electronic gate opener from DMI.
  • No offensive activity is allowed on the property which may become an annoyance or nuisance to others. No illegal activity is allowed on the property.  If you see suspicious activity, please dial 9-1-1.
  • Vehicles are not permitted to be parked for any period of time in a “no parking area”, as these areas are reserved for emergency purposes. Such vehicles are subject to be towed at the owner’s expense.
